Buying costs

What a purchase in Italy costs on top of the price

Enter the price and a few details about the sale to see the taxes due, with the agent's and the notary's fees if you know them. The notary works out the final figures for the deed.

Who is selling A company sale usually has no VAT. VAT applies mainly when a builder or renovation company sells within five years of finishing the work, or chooses to charge it.
Will it be your main home, with your residence in that town? The lower "prima casa" rates need residence in the town within 18 months (or work there) and no other home in that town, among other conditions.
Cadastral category The category is in the land registry record (visura catastale). Homes in A/1, A/8 and A/9 cannot have the main-home rates, and pay VAT at a higher rate.

About these figures

The tax rates come from the Italian Revenue Agency's guide to buying a home (L'acquisto della casa: le imposte e le agevolazioni), checked in October 2026. Registration tax is never less than €1.000, so on a low-priced home it can be more than the percentage suggests. Tax already paid when a preliminary contract was registered is taken off the final amount, which this estimate does not do.

The cadastral value is the rendita catastale × 1.05 × 110 for a main home and × 120 for any other home. You have to ask the notary for this in the deed, and the full price paid must still be declared.

Fees are your own figures plus VAT at 22%. In Italy the buyer usually pays the notary, and buyer and seller each usually pay the agent, but this is agreed sale by sale. A mortgage brings its own costs, which your bank will set out.

This is a guide, not tax advice. The notary is responsible for working out and paying the taxes at the deed, and your own adviser can tell you which rates apply to you.
