About these figures
The tax rates come from the Italian Revenue Agency's guide to buying a home (L'acquisto della casa: le imposte e le agevolazioni), checked in October 2026. Registration tax is never less than €1 000, so on a low-priced home it can be more than the percentage suggests. Tax already paid when a preliminary contract was registered is taken off the final amount, which this estimate does not do.
The cadastral value is the rendita catastale × 1.05 × 110 for a main home and × 120 for any other home. You have to ask the notary for this in the deed, and the full price paid must still be declared.
Fees are your own figures plus VAT at 22%. In Italy the buyer usually pays the notary, and buyer and seller each usually pay the agent, but this is agreed sale by sale. A mortgage brings its own costs, which your bank will set out.
This is a guide, not tax advice. The notary is responsible for working out and paying the taxes at the deed, and your own adviser can tell you which rates apply to you.
