Property for Sale in Alviano, Umbria
Alviano is a small village above the Tiber valley in the south-west of the Province of Terni, close to the border with Lazio. It is one of the more affordable places in this corner of Umbria, with houses that are often priced well below the regional average.
The Village and the Tiber Valley
The village is dominated by its Renaissance castle, built for the condottiero Bartolomeo d’Alviano, which now houses the town hall and a small museum. Around it, a handful of streets of stone houses look out over the valley.
Below the village, a dam on the Tiber created Lake Alviano, now a protected wetland and bird reserve run by WWF, popular with walkers and birdwatchers. The hill towns of Guardea, Lugnano in Teverina and Amelia are nearby, and Baschi lies further up the valley towards Orvieto.
Property for Sale in Alviano
Houses dominate the listings, from small village homes to larger family properties, and many are priced below €60,000. A five-bedroom villa sits at the top of the range at around €200,000, still modest by Umbrian standards. Some of the cheaper houses will need renovation.
Everyday Life and Getting There
Alviano has a few shops, a bar and basic services, with supermarkets and hospitals in Amelia, Orvieto and Terni.
The A1 motorway is reached at the Attigliano exit, just across the valley, and Attigliano and Orvieto have stations on the railway between Florence and Rome. Rome Fiumicino is the most practical airport, with Perugia as an alternative.
Buying in Alviano
Low prices usually come with work to do: get quotes for the roof, damp-proofing, wiring and heating before making an offer. Central Italy is seismic, so ask about the building’s structural condition and any past repairs.
Ownership of older village houses can be split among heirs. A geometra working locally can trace the title, check the cadastral entry and confirm that the house corresponds to the documents filed with the comune.
