Property for Sale in Ansedonia, Tuscany
Ansedonia is a residential area on a rocky promontory at the southern end of the Tuscan coast, part of the comune of Orbetello in the Province of Grosseto. It is made up largely of villas set in Mediterranean gardens, and it has long been a discreet holiday address for families from Rome and Florence.
The Promontory and the Coast
The hilltop is crowned by the ruins of Cosa, a Roman colony with walls, a forum and temple foundations. At the foot of the promontory are the Tagliata Etrusca, an ancient channel cut into the rock to keep the port clear, the Spacco della Regina and the Torre della Tagliata, where Puccini once stayed.
To the north is the lagoon of Orbetello and beyond it Monte Argentario. To the south, beaches and dunes run past the Lago di Burano nature reserve towards Capalbio.

Villas and detached houses make up most of the listings, with an apartment as the exception. This is a high-end market, with homes priced from around €1 million to more than €2 million, and family-sized properties with four or five bedrooms are typical.
Everyday Life and Getting There
Ansedonia itself is quiet and mainly residential; shops, restaurants, schools and services are in Orbetello and Albinia, and the area is busiest in summer.
The Aurelia road runs along the coast, and the station of Orbetello-Monte Argentario is on the railway between Rome and Pisa. Rome Fiumicino is the nearest major airport, with Pisa and Florence as alternatives.
Buying in Ansedonia
Coastal areas are subject to landscape protection, so extensions, pools and new outbuildings need careful approval. Check villas near the sea for damp and corrosion, and ask about the state of private roads and shared costs.
A geometra should confirm that every part of the property, including annexes and terraces, is properly registered and that past works were authorised by the comune.
