Property for Sale in Arsita, Abruzzo

Arsita is a mountain village in the upper Fino valley, below the eastern flank of the Gran Sasso range in the Province of Teramo. It lies within the Gran Sasso and Monti della Laga National Park, in a landscape of woods, pastures and steep valleys.

The Village and the Mountains

The village is small and spread along the hillside, with stone houses, a parish church and views up to Monte Camicia, one of the most dramatic peaks of the Gran Sasso. The surrounding countryside is used for grazing and small farms, and walking trails lead up towards the high plateau.

Down the valley, Bisenti and Castiglione Messer Raimondo are the nearest larger villages, and the ceramics village of Castelli sits on the other side of the ridge. The Adriatic beaches are reachable for a day out.

Property for Sale in Arsita

The listings are houses and town houses, several of them renovated and given names by their sellers. Prices are modest, generally between about €100,000 and €190,000, and two-bedroom homes are the norm.

Everyday Life and Getting There

Arsita has only basic services, so residents rely on Bisenti, Penne and Teramo for supermarkets, schools and hospitals. Life is quiet, and the village suits buyers looking for mountain air and walking.

Pescara airport is the closest, with flights to the UK and other European cities, and Rome is reached via the A24 motorway. The A14 runs along the coast. A car is essential.

Buying in Arsita

Winters can bring snow and ice, so check the access road, heating and insulation. The Apennines are seismic, and many homes in the area were strengthened after recent earthquakes; ask for documentation of any works.

Before signing, have a geometra examine the cadastral records and planning files to make sure the property you are buying is the property on paper, and check any national park restrictions on changes.
