Property for Sale in Atri, Abruzzo

Atri is a historic hill town between the Adriatic coast and the Gran Sasso, in the Province of Teramo. From its ridge there are views to both the sea and the mountains, and its countryside is a popular choice for buyers who want the beach and the hills within easy reach.

The Town and Its Surroundings

The town’s cathedral, the Basilica of Santa Maria Assunta, contains a celebrated fresco cycle by Andrea De Litio. The centre has palaces, churches and narrow lanes, and below the town the Calanchi di Atri nature reserve protects a striking landscape of eroded clay ridges.

Olive groves, vineyards and farmland surround the town, and the coast at Pineto and Silvi is close by. Inland villages such as Castilenti, Montefino and Cellino Attanasio lie among the hills.

Property for Sale in Atri

The listings are evenly split between country houses and villas, plus a farmhouse, many of them renovated with gardens and views. Prices are mid-range for Abruzzo, mostly between about €200,000 and €450,000, and homes typically have three to five bedrooms.

Everyday Life and Getting There

Atri has shops, schools, a hospital and restaurants, with larger services in Teramo and Pescara. The coast is a short drive for summer beaches.

The A14 motorway has an exit at Atri-Pineto, and the coastal railway stops at Pineto and Silvi. Pescara airport is the nearest, with flights to the UK and elsewhere in Europe.

Buying in Atri

Abruzzo is seismic, so ask whether a country house has been structurally reinforced and request documents for any works. Some land near the calanchi is unstable, so check for landslide risk.

On rural properties, confirm boundaries and access. Have a geometra cross-check the deeds, cadastral plans and building permits so that pools, porches and outbuildings are all correctly recorded.
