Property for Sale in Baschi, Umbria

Baschi is a hill village above the Tiber valley in the west of the Province of Terni, a few kilometres south-east of Orvieto. The comune stretches from the river and Lake Corbara up into wooded hills, and it attracts buyers looking for country houses with views within easy reach of the A1 motorway.

The Village and the Lake

The old centre of Baschi stands on a spur of rock overlooking the valley where the Tiber and the Paglia meet. It is small and quiet, with stone houses, narrow lanes and views from its edges down to the river.

Below it, the Tiber widens into Lake Corbara, an artificial lake formed by a dam, surrounded by woods and vineyards. The road from Orvieto to Todi follows its shore, and the hills around produce Orvieto white wines and the Lago di Corbara reds.

The Villages and Nearby Towns

On a ridge above the lake, the hamlet of Civitella del Lago is part of the comune and has wide views over the water, while smaller settlements and farmhouses are scattered through the woods and fields. The listings on this page cover the whole area.

Orvieto, with its cathedral and historic centre on a cliff of volcanic tuff, is the nearest town for shopping and services. To the south are Guardea, Alviano and the neighbouring village of Montecchio, and Amelia lies further towards Terni.

Houses make up most of the listings, usually detached country houses with several bedrooms and land, along with a farmhouse, a villa, a palazzo and an agriturismo. Prices are in the middle range for Umbria: some houses can be bought for under €300,000, many are priced between that and about €600,000, and larger properties with land or tourist accommodation pass €1 million.

Everyday Life and Getting There

Baschi has a few shops, bars and restaurants, and for supermarkets, a hospital and a wider range of services residents go to Orvieto. Lake Corbara and the Tiber valley offer walking, cycling and fishing, and Todi and Orvieto provide year-round culture and events.

The A1 motorway passes close to Baschi, with the Orvieto exit nearby, making it straightforward to drive to Rome or Florence. Orvieto station is on the railway between Florence and Rome, and a funicular climbs from the station to the old town. Rome Fiumicino and Perugia are the most convenient airports.

Buying in Baschi

For country houses on the hills, ask about the condition of access roads, the water supply and the heating, which in older properties may still rely on wood or LPG tanks. Some houses near the lake or river may lie in areas with flood or environmental restrictions.

Umbria is earthquake-prone, so ask for evidence of any structural reinforcement. It is sensible to instruct a geometra from Orvieto or Terni to examine the land registry entries and the planning history, so that all rooms, annexes and caves cut into the rock are lawfully recorded.
