Property for Sale in Bibbona, Tuscany
Bibbona is a hill village on the Etruscan Coast, in the south of the Province of Livorno. The comune runs from the wooded hills down to the sea at Marina di Bibbona, and its countryside of vineyards and olive groves is one of the most sought-after on this stretch of the Tuscan coast.
The Village and the Coast
The old village is small, with a medieval core and views across the plain to the sea. Below it, farmland and pine woods lead to Marina di Bibbona, a resort with long sandy beaches backed by a pine forest and the Macchia della Magona nature area in the hills.
The famous Bolgheri wine area is just to the south in the comune of Castagneto Carducci, and Cecina is the main town to the north. Further down the coast lie San Vincenzo and the hills of Suvereto.

Farmhouses dominate the listings, many with pools, vineyards or olive groves, alongside a villa and a couple of small apartments. Prices are high, with most country homes between about €500,000 and €2 million, and many of them are large, with plenty of bedrooms for guests.
Everyday Life and Getting There
Bibbona has basic shops and services, and Marina di Bibbona is lively in summer. Cecina has supermarkets, schools, a hospital and a weekly market.
The Aurelia road runs along the coast, and Cecina station is on the railway between Pisa and Rome. Pisa airport is the nearest, with Florence as an alternative.
Buying in Bibbona
The countryside here is under landscape protection, and adding buildings or changing use can be difficult. Farmhouses used as holiday rentals should have the right registrations in place.
Ask a local geometra to make sure that pools, annexes and converted barns are covered by valid permits and appear correctly on the cadastral maps. Near the coast, check for damp in older buildings.
