Property for Sale in Bientina, Tuscany

Bientina is a small town on the plain north of the Arno, in the north-east of the Province of Pisa, close to the border with the Province of Lucca. Much of the surrounding countryside was once the bed of Lake Bientina, the largest lake in Tuscany until it was drained in the nineteenth century.

The Town and Its Surroundings

The town has a compact historic centre with a parish church and a bell tower that can be seen across the plain. Around it, the flat reclaimed land is farmed and crossed by drainage canals, while the Cerbaie hills to the east are covered with woods and scattered houses.

Santa Maria a Monte sits on a hill to the south, and Pontedera is the nearest larger town. Lucca lies to the north, and Pisa is to the west.

Property for Sale in Bientina

The listings are mostly farmhouses, including one with land near the historic centre and one in need of renovation, plus a flat. Prices are mid-range for Tuscany, roughly between €300,000 and €460,000.

Everyday Life and Getting There

Bientina has supermarkets, schools, a pharmacy and everyday services, with hospitals in Pontedera and Lucca.

The FI-PI-LI dual carriageway is reached near Pontedera, and the A11 motorway passes to the north. Pontedera station is on the line between Florence and Pisa, and Pisa airport is the closest.

Buying in Bientina

Because the plain was once a lake, ask whether the property lies in a flood-risk zone and how the land drains in wet winters. Farmhouses to renovate need a full survey and costed plans.

Have a geometra compare the deeds, the cadastral plans and the planning records at the comune so you know exactly what can be restored or extended.
