Property for Sale in Buonconvento, Tuscany

Buonconvento is a small walled town on the Via Cassia, south of Siena in the Province of Siena, where the Ombrone and the Arbia rivers meet. It lies on the edge of the Crete Senesi, and the properties listed here are mostly large country houses in the surrounding hills.

The Town and the Crete Senesi

The historic centre is enclosed by brick walls with fortified gates, and inside are the parish church, the Palazzo Pretorio and a museum of sacred art from the Arbia valley. A museum dedicated to the old sharecropping way of life recalls the farming history of the area.

To the east rise the bare clay hills of the Crete Senesi, with the abbey of Monte Oliveto Maggiore in the comune of Asciano. Montalcino and its Brunello vineyards lie to the south, Murlo to the west, and Monteroni d’Arbia on the road to Siena.

The listings are rustic farmhouses and a villa in the countryside, along with a townhouse. These are large properties, some with many bedrooms suited to guest accommodation, and prices are generally between about €1 million and €1.3 million.

Everyday Life and Getting There

Buonconvento has shops, a supermarket, restaurants, schools and a pharmacy, with Siena close by for hospitals and city services.

The town has a station on the railway between Siena and Grosseto, and the Cassia connects it with Siena. Florence airport is the nearest major one, with Pisa and Rome as alternatives.

Buying in Buonconvento

Country houses in the Crete Senesi often sit at the end of long unpaved roads, so check who maintains them. The clay soils can move, so look for cracks and ask about the foundations.

Inside the walls, heritage rules apply to any external changes. A geometra should confirm with the comune that guest annexes and outbuildings were built with permits and appear in the cadastral records.
