Property for Sale in Campagnatico, Tuscany

Campagnatico is a hill village above the Ombrone valley in the inland Maremma, in the Province of Grosseto. It lies between the city of Grosseto and the slopes of Monte Amiata, and the homes for sale are almost all farmhouses and villas in the surrounding countryside.

The Village and Its Setting

The old village sits on a ridge with views over the river valley and the rolling hills towards the coast. Its centre is a compact group of stone houses, a parish church and the remains of medieval fortifications, and it stays quiet for much of the year.

The comune also includes the villages of Montorsaio, Arcille and Marrucheti. The landscape is open farmland, with wheat fields, pasture, olive groves and vineyards, divided by lines of oaks and patches of Mediterranean scrub.

Wine, Countryside and Nearby Towns

Campagnatico falls within the Montecucco wine area, producing reds based on Sangiovese, and the hills are dotted with small wineries and olive mills. The Ombrone river runs through the valley below the village on its way to the sea.

Grosseto lies to the south-west for shops and services. Civitella Paganico is the neighbouring comune to the north, and Cinigiano sits in the hills to the east towards Monte Amiata. Scansano is to the south across the valley.

Property for Sale in Campagnatico

Farmhouses dominate the listings, typically with three or four bedrooms, land, olive trees and sometimes a pool, along with a few villas. Larger farmhouses with more bedrooms are suitable for holiday letting. Prices are mid to high: few homes are offered below €500,000, most fall between about €550,000 and €1.5 million, and none of the current listings is above €2 million.

Everyday Life and Getting There

Campagnatico has a few local shops and bars, while the shops, hospital and schools of Grosseto are a short drive away. The beaches of the Maremma coast and the thermal springs of Saturnia and Petriolo are within reach for days out.

The dual carriageway between Grosseto and Siena passes close to the village, and Grosseto station is on the coastal line between Rome and Pisa. The nearest major airports are Pisa, Florence and Rome Fiumicino.

Buying in Campagnatico

Farmhouses in this area often come with several hectares of land, so check boundaries, rights of way and whether any land is rented to local farmers. Land close to the Ombrone may be at risk of flooding, and summer fire risk means scrub around buildings must be kept clear.

Get a local geometra to review the cadastral maps and the building permits at the comune, so that you know exactly which buildings are legal homes and which are still agricultural outbuildings.
