Property for Sale in Campiglia Marittima, Tuscany

Campiglia Marittima is a medieval hill town above the Val di Cornia, a few kilometres inland from the Etruscan Coast in the south of the Province of Livorno. It combines a historic hilltop centre with countryside of olive groves and vineyards running down to the plain and the sea.

The Historic Centre

The old town is built of local stone on a hillside below its castle, the Rocca, with steep lanes, arches and small squares. The Palazzo Pretorio, its façade covered with the coats of arms of past governors, faces one of the main streets, and the Romanesque church of San Giovanni stands outside the walls near the cemetery. From the upper streets there are views over the plain to the sea and, on clear days, to Elba.

Homes in the centre are mostly apartments and small houses in stone buildings, often on several levels with terraces.

Venturina Terme and the Surrounding Area

The comune also includes Venturina Terme on the plain below, a modern town with shops, services and thermal pools fed by natural hot springs. In the hills behind Campiglia, the San Silvestro archaeological and mining park preserves the remains of a medieval mining village and centuries of metal working.

The coast is close by: San Vincenzo has long sandy beaches and a marina, and Piombino is the port for the ferries to Elba, with the Etruscan site of Populonia and the bay of Baratti on the headland. Inland, the hill villages of Suvereto and Sassetta lie among vineyards and woods.

Property for Sale in Campiglia Marittima

Farmhouses are the largest group of listings, some of them restored and divided into smaller units, alongside apartments, villas and a few independent houses. Prices are in the middle to upper range for the coast: few homes are listed under €350,000, most fall between roughly €400,000 and €650,000, and the larger villas and farmhouses with land go above €1 million.

Everyday Life and Getting There

Venturina Terme provides supermarkets, schools and everyday services, and Piombino has a hospital. Wine is a strong part of local life, with the Val di Cornia and Suvereto appellations produced on the surrounding hills, and the coast is a short drive away for beaches and seafood.

Campiglia Marittima station, on the plain, is on the coastal railway between Rome and Pisa and is the junction for trains to Piombino. The SS1 Aurelia dual carriageway runs close by. Pisa airport is the nearest, followed by Florence.

Buying in Campiglia Marittima

On the plain near the coast, ask about drainage and flood risk, as parts of the Val di Cornia are low-lying. In the old town, parking is limited and vehicle access is restricted. Restored farmhouses divided into apartments usually share land, a pool or a driveway, so read the condominium rules and costs.

A local geometra should make sure that the property you are buying is the one recorded in the cadastral and planning records, and that any garden, parking space or shared area included in the sale is clearly identified on the plans.
