Property for Sale in Casale Marittimo, Tuscany

Casale Marittimo is a small hill village above the Cecina valley, in the south-west of the Province of Pisa. Although it belongs to the Province of Pisa, it is only a few kilometres from the sea, and its countryside combines olive groves and vineyards with views over the coast.

The Village and Its Surroundings

The village is a compact cluster of stone houses and narrow lanes on a hilltop, with views across the plain to the Tyrrhenian Sea and, on clear days, the islands. The area has Etruscan origins, and the surrounding hills are farmed with olives and vines.

Neighbouring Guardistallo sits on the next hill, with Riparbella and Montecatini Val di Cecina further inland. The beaches of Marina di Bibbona and Cecina are a short drive away, and Bolgheri is to the south.

Property for Sale in Casale Marittimo

The listings are villas and a renovated farmhouse, several with pools and gardens. These are high-value homes, priced from around €900,000 to €1.5 million, with four or five bedrooms.

Everyday Life and Getting There

The village has a few shops, bars and restaurants, with supermarkets, schools and the hospital in Cecina.

The Aurelia road runs along the coast below the village, and Cecina station is on the line between Pisa and Rome. Pisa airport is the nearest, with Florence as an alternative.

Buying in Casale Marittimo

The hills here are under landscape protection, which limits new building, pools and extensions. Check how water is supplied, as some country homes rely on wells.

The best protection is a geometra who checks the cadastral plans against the permits held by the comune, making sure the pool and any annexes are fully legal.
