Property for Sale in Casola in Lunigiana, Tuscany

Casola in Lunigiana is a small hill comune in the upper valley of the river Aulella, on the eastern edge of Lunigiana where it meets the Garfagnana, in the Province of Massa-Carrara. It is one of the least expensive corners of Tuscany, with stone village houses and country homes set between the Apuan Alps and the Apennines.

The Village and Its Setting

Casola itself is a compact medieval village of stone houses, arched passages and narrow lanes on a spur above the valley. It has a small museum of the upper Aulella valley, which covers the area’s archaeology and rural history. The surrounding slopes are covered in chestnut woods, which for centuries provided flour, timber and grazing for the villages.

The peaks of the Apuan Alps rise to the south, and the valley is quiet, green and largely agricultural, with small fields, orchards and woodland around each hamlet.

The Hamlets Around Casola

The comune is made up of several hamlets, and homes for sale may be in any of them as well as in the main village. Codiponte, on the river, has a Romanesque parish church with a carved baptismal font, while Ugliancaldo and Regnano sit higher up with wide views of the Apuan Alps.

Down the valley, Fivizzano is the nearest town with a full range of shops and services, and Aulla is the main transport hub of Lunigiana. The coast at Carrara lies on the far side of the Apuan Alps.

Property for Sale in Casola in Lunigiana

Most of the homes for sale are detached houses listed as villas and traditional stone village houses, often with a small garden or a piece of land, and there is very little in the way of apartments. Prices are low: many properties are offered below €100,000, a good share sit between €70,000 and €150,000, and only the occasional large restored property is priced much higher. Some houses are ready to live in, while others need substantial work.

Everyday Life and Getting There

Casola has a few local shops and bars, but for supermarkets, pharmacies and medical services residents drive to Fivizzano or Aulla. Life is rural and seasonal, with village festivals in summer and chestnut celebrations in autumn. The beaches of the Versilia and the Gulf of La Spezia are within reach for day trips.

The SR445 road follows the valley between Aulla and the Garfagnana, and the railway from Aulla to Lucca runs nearby. The nearest motorway junction is on the A15 at Aulla. Pisa is the nearest international airport. A car is essential.

Buying in Casola in Lunigiana

Cheap stone houses often need new roofs, wiring, plumbing and heating, so get builders’ quotes before agreeing a price. The area is seismic, so structural work should be designed and certified by an engineer. Higher hamlets can be cut off briefly by snow, so check winter access.

Rural houses here frequently have several co-owners or land split into small parcels. A geometra who works in the valley can confirm that the boundaries, the house and any barns match the cadastral maps and the comune’s building records.
