Property for Sale in Castel Vittorio, Liguria

Castel Vittorio is a medieval village high in the Nervia valley, inland from Ventimiglia and Bordighera in the Province of Imperia. It offers village apartments with history and views, in a quiet mountain setting that is still close to the coast.

The Village and the Nervia Valley

The village is built on a rocky spur in a compact, fortified layout, with tall stone houses, covered passageways and vaulted alleys that open onto a small square. Olive terraces, chestnut woods and mountain pastures surround it, and walking trails lead up towards the Ligurian Alps.

Across the valley is Pigna, and down the valley towards the sea lies Dolceacqua, known for its castle, its stone bridge and its Rossese wine. The coast at Bordighera and Ventimiglia can be reached for shopping and the beach.

Apartments in the historic centre make up most of the listings, including one with seventeenth-century frescoes and others with terraces over the square. There is also a former restaurant with an old olive mill and a lavender farm with land. Prices are modest for Liguria, mostly between about €190,000 and €350,000.

Everyday Life and Getting There

The village has very limited services, so supermarkets, schools and hospitals are on the coast. Life is quiet, especially in winter.

The A10 motorway is reached at Bordighera, and Ventimiglia and Bordighera have stations on the coastal railway. Nice airport is the nearest, with Genoa as an alternative.

Buying in Castel Vittorio

In medieval villages, cars often cannot reach the door, so ask about parking and how deliveries are made. Check shared roofs and walls, damp and the condition of frescoes or historic features.

Commercial and agricultural buildings need care: ask a geometra to confirm the registered use and what changes the comune would permit.
