Property for Sale in Castelnuovo Berardenga, Tuscany

Castelnuovo Berardenga is the southernmost comune of the Chianti Classico area, a short distance east of Siena in the Province of Siena. Its territory stretches from wooded Chianti hills in the north to the open clay landscape of the Crete Senesi in the south, and most homes for sale are villas and farmhouses in the countryside.

The Town and Its History

The town grew up in the fourteenth century as a fortified outpost of Siena. Its compact centre has a parish church, a small main square and the park of Villa Chigi, one of several historic villas in the area.

In the hamlet of Montaperti, a small monument marks the site of the battle of 1260 between Siena and Florence, an event still remembered in Sienese history.

The Villages of the Berardenga

The comune includes a number of small villages and wine hamlets, among them San Gusmè, Villa a Sesta, Vagliagli, Pianella and Quercegrossa. Each is surrounded by vineyards, olive groves and old farm estates, many of which produce Chianti Classico wine and olive oil.

Siena is close enough for shopping, schools and the Palio. To the north are the Chianti towns of Gaiole in Chianti and Radda in Chianti, while Asciano lies to the south in the Crete Senesi.

Villas and farmhouses account for most of the listings, with a country estate including vineyards, a winery and hospitality business, a few apartments and village houses, and a townhouse. Many of the rural properties are large, with five or more bedrooms. Prices are high: a quarter of homes are below about €700,000, most sit between that and around €2 million, and the largest villa and estate properties reach far beyond.

Everyday Life and Getting There

The town has food shops, a pharmacy, a post office and schools, while Siena provides the hospital, the university and a full range of shops and services. The villages have restaurants and wine estates open to visitors, though few everyday shops.

The dual carriageway between Siena and Perugia passes just south of the town and connects with the A1 motorway at Valdichiana. Siena station has regional trains towards Florence and Chiusi. Florence and Pisa are the nearest international airports.

Buying in Castelnuovo Berardenga

Farmland in the Crete Senesi is clay, which can shift and crack, so a structural engineer should look at foundations and walls on any older building. In the Chianti part of the comune, check whether vineyards are registered for Chianti Classico and whether any outbuildings can legally be converted.

Have a geometra with experience in the area look at both the land registry entries and the comune’s archive of permits, so that all extensions, pools and annexes are confirmed as authorised before you sign.
