Property for Sale in Castilenti, Abruzzo

Castilenti is a small hill village in the south of the Province of Teramo, close to the border with the Province of Pescara. It lies in the rolling farmland between the Adriatic coast and the Gran Sasso, an area of olive groves, vineyards and wheat fields that has drawn a steady number of foreign buyers.

The Village and Its Neighbours

The village centre is small and quiet, with a parish church, a square and a handful of streets, while most homes are spread across the surrounding countryside. From the higher ground there are views of the Gran Sasso to the west and, on clear days, glimpses of the sea to the east.

Castiglione Messer Raimondo, Montefino and Bisenti are neighbouring villages in the same hills. Atri, with its cathedral and the badlands known as calanchi, is a short drive towards the coast.

Property for Sale in Castilenti

The homes for sale are a mix of country houses, small villas and village properties, including an apartment and a former village shop. Prices are modest: many are below €150,000, and even the larger villas with land stay well under €350,000. Most have three or four bedrooms.

Everyday Life and Getting There

Castilenti has basic services, and supermarkets, pharmacies and markets are found in nearby towns. The beaches of Pineto and Silvi Marina are within easy reach, as are the walking areas of the Gran Sasso in summer and its ski slopes in winter.

The A14 coastal motorway is the main road link, and Abruzzo airport at Pescara is the nearest, with flights to several European cities. Pescara also has trains along the Adriatic line and to Rome. A car is needed for daily life.

Buying in Castilenti

This part of Abruzzo is seismic, so ask about the structural condition of older houses and any work done after recent earthquakes. Country homes often rely on septic tanks, and some have unsurfaced access roads or slopes affected by erosion. Ask a local geometra to confirm that the property, its land and any outbuildings are correctly shown in the cadastral and planning records before the preliminary contract is signed.
