Property for Sale in Cecina, Tuscany

Cecina is a busy coastal town in the south of the Province of Livorno, at the mouth of the river of the same name on the Costa degli Etruschi. It combines a year-round town with the seaside resort of Marina di Cecina, and the farmland behind it leads to some of the best-known wine country on the Tuscan coast.

The Town and the Sea

The town centre is mostly modern and practical, laid out around a main shopping street and squares with cafés. Close by are the remains of a Roman villa at San Vincenzino and a small archaeological museum.

Marina di Cecina, a short distance away, has a long sandy beach backed by a belt of maritime pines, a seafront promenade and bathing establishments open through the summer. The pine woods continue south along the coast, giving shade and space for walking and cycling.

The Etruscan Coast and Nearby Towns

To the south, Bibbona and Castagneto Carducci sit on hills above the coast, the latter with the wine village of Bolgheri and its cypress avenue. North of Cecina, Rosignano Marittimo includes Vada and Castiglioncello. Livorno is the nearest city, and Volterra is reached inland along the Cecina valley.

Apartments are the most common type, typically with one or two bedrooms and close to the town or the sea. The rest are farmhouses and country houses in the plain and hills behind the coast, along with a few villas and a country estate. Prices are mid to high: a good number of apartments and smaller homes are below €400,000, farmhouses and villas mostly sit above €500,000, and the largest estate runs into several million.

Everyday Life and Getting There

Cecina has a hospital, schools, supermarkets, a weekly market and plenty of shops, so it works as a permanent home as well as a summer base. The surrounding area produces wine, olive oil and vegetables, and the coastal kitchen is built around fresh fish.

Cecina station is on the railway between Pisa and Rome, with a branch line up the valley towards Volterra. The Aurelia dual carriageway passes the town, and Pisa airport is the nearest, with Florence also within reach.

Buying in Cecina

Low-lying land near the river and the coast can be at risk of flooding, so check the regional hazard maps and the drainage around any property. Seaside apartments often have higher condominium costs and need more upkeep because of the salt air.

For farmhouses inland, check access, water supply and whether the farmland is covered by any agricultural restrictions. Rely on a local geometra to check the cadastral data against the planning file and to flag any part of the house that was built or altered without permission.
