Property for Sale in Cerreto Guidi, Tuscany
Cerreto Guidi is a hill town on the western slopes of the Montalbano, in the west of the Province of Florence, close to Vinci and the lower Arno valley. Its hills are covered in vineyards and olive groves, and the town is best known for the Medici villa that dominates its centre.
The Town and the Medici Villa
The Villa Medicea di Cerreto Guidi was built as a hunting residence for Cosimo I de’ Medici and is reached by a pair of monumental brick ramps. It is now a museum and part of the group of Medici villas listed by UNESCO. Around it, the old town is small, with a parish church and streets of traditional houses.
Below the town lies the Padule di Fucecchio, a large inland marsh important for birdlife. Vinci, the birthplace of Leonardo, is a few kilometres away, and Empoli lies across the Arno to the south-east.

The listings are villas and a rustic country house in the surrounding hills, with prices between about €1.2 million and €2 million. These are substantial homes with several bedrooms, gardens and land, often with views across the valley.
Everyday Life and Getting There
The town has shops, bars, schools and a weekly market, and Empoli offers supermarkets, a hospital and a larger centre. Florence, Pisa and Lucca are all close enough for day trips. The local wine is Chianti Montalbano.
Empoli station has frequent trains to Florence and Pisa, and the Florence to Pisa dual carriageway can be joined nearby. Florence and Pisa airports are both convenient.
Buying in Cerreto Guidi
Country properties with land need clear boundaries, rights of way and confirmation of any farming obligations. Homes close to the lower ground near the marsh or the Arno plain should be checked for flood risk. A local geometra can review the deeds, the cadastral plans and the planning history so that each part of the property, including pools and annexes, is legally recorded.
