Property for Sale in Cisternino, Puglia

Cisternino is a whitewashed hill town in the Itria Valley, in the north-west of the Province of Brindisi, close to the borders with the provinces of Bari and Taranto. It looks over a countryside of dry-stone walls, olive groves, vineyards and the cone-roofed stone houses known as trulli.

The Town and the Itria Valley

The historic centre is a maze of white lanes, outdoor staircases and small squares, and is listed among the most beautiful villages in Italy. The town is famous for its butchers’ shops that grill meat to order in the evening, a tradition visitors travel to try.

Around Cisternino, the valley is scattered with trulli, farmhouses and masserie. Locorotondo and Martina Franca are close by in neighbouring provinces, while Ostuni and Ceglie Messapica are a short drive south-east, and Fasano lies below, towards the coast.

Trulli dominate the listings: from a single trullo outside town in need of restoration, priced under €50,000, to large restored complexes with several cones and views over the valley, at around €500,000. There is also building land with views of the Itria Valley.

Everyday Life and Getting There

Cisternino has shops, restaurants, a weekly market and everyday services, with larger supermarkets and hospitals in the surrounding towns. The Adriatic beaches near Fasano and Ostuni are a short drive away.

Brindisi and Bari airports are both within reach, and the Adriatic railway stops at Fasano and Ostuni. The coastal SS16 road runs below the valley. A car is essential in the countryside.

Buying in Cisternino

Trulli are protected traditional buildings, and restoration or extension must follow strict rules on materials and volume, so get advice before budgeting for an enlargement. Many rural plots have very limited building rights, so ask the comune in writing what could be built on any land. Older trulli may need work on roofs, damp and water supply. Have a geometra in the area confirm the cadastral position, as rural buildings are sometimes not registered correctly.
