Property for Sale in Città di Castello, Umbria

Città di Castello is the main town of the upper Tiber valley, in the north of the Province of Perugia, close to the borders with Tuscany and Le Marche. It is a walled Renaissance town on the river Tiber, surrounded by a wide valley of farmland and wooded hills.

The Town and the Upper Tiber Valley

The historic centre has Renaissance palaces, a cathedral with a round bell tower and the Pinacoteca in Palazzo Vitelli alla Cannoniera. The artist Alberto Burri was born here, and his work is shown in two museums, one in a palazzo and one in the former tobacco drying sheds on the edge of town. Tobacco growing long shaped the local farming landscape.

The countryside is a mix of valley farmland and hill estates. Umbertide lies down the valley to the south, Lisciano Niccone is in the hills to the south-west, and Gubbio is to the east.

Property for Sale in Città di Castello

The homes for sale are country properties: a country estate, a villa, a house and a plot of land. Prices are at the upper end for this part of Umbria, around €1 million to €1.4 million for the main homes.

Everyday Life and Getting There

As a sizeable town, Città di Castello has a hospital, schools, supermarkets, a theatre and markets, and in autumn it holds a well-known white truffle fair. Life here is less tourist-oriented than around Lake Trasimeno or Assisi.

The E45 dual carriageway runs through the valley towards Perugia and the north. Arezzo, with its station on the Florence to Rome railway, is a short drive west. Perugia airport is the nearest, with Florence also reachable.

Buying in Città di Castello

Umbria is seismic, so ask about structural safety and any earthquake reinforcement in older stone buildings. Land on the valley floor near the Tiber should be checked for flood risk, and agricultural plots may allow little or no new building. Instruct a geometra in the valley to look at the cadastral records, the boundaries and the planning permits so you know exactly what you are buying.
