Property for Sale in Civitaquana, Abruzzo

Civitaquana is a small hill village in the inland part of the Province of Pescara, in the farming country between the Adriatic coast and the mountains. From its ridge there are wide views over olive groves and fields towards the Gran Sasso and the Majella.

The Village and the Pescara Hills

The village has a historic core of stone and brick houses, a parish church and a few small squares, surrounded by newer homes on the outskirts. Like many villages in inland Abruzzo, it is quiet, with a population that has fallen over the decades.

Loreto Aprutino, known for its olive oil, lies to the north-east, and Penne, a larger historic town of red brick, lies to the north. Civitella Casanova is a short drive to the north-west.

Property for Sale in Civitaquana

The listings are village houses and a town house, and prices are low: most homes cost well under €50,000, with the largest still under €100,000. Many are small and some will need a full renovation.

Everyday Life and Getting There

Civitaquana has a few local shops and bars, with supermarkets and a hospital in Pescara and the larger towns of the area. The coast at Pescara and Montesilvano is within reach for beaches and city services.

The A25 motorway between Pescara and Rome and the A14 along the coast are the main roads. Abruzzo airport at Pescara is the nearest, and Pescara station has trains along the coast and inland. A car is necessary.

Buying in Civitaquana

For inexpensive village homes, set aside money for renovation and get quotes before you buy. The area is seismic, so take advice on the structure. Many older houses have been inherited by several family members, and all of them must agree to the sale. Rely on a geometra from the Pescara area to see that the cadastral data and floor plans reflect the actual house and that nothing has been built without permission.
