Property for Sale in Civitella Paganico, Tuscany
Civitella Paganico is a large rural comune in the inland Maremma, in the north-east of the Province of Grosseto, where the Ombrone valley meets the hills leading towards Siena and Monte Amiata. It is an area of big farms, woodland, vineyards and olive groves, with few towns and plenty of space.
The Villages and the Countryside
The comune takes its name from two villages: Civitella Marittima, a medieval hill village, and Paganico, a walled village on the valley floor near the Ombrone. Other hamlets include Pari, Casale di Pari and Monte Antico. The hot springs of Petriolo, on the river Farma, lie on the northern edge of the comune.
This is part of the Montecucco wine area. Campagnatico and Cinigiano are neighbouring hill villages, Roccastrada lies to the west, and Grosseto and the coast are to the south-west.

Everyday Life and Getting There
The villages have basic shops and services, with Grosseto providing supermarkets, a hospital and the full range of city services. The beaches of the Maremma coast and the thermal baths of Petriolo and Saturnia are within reach.
The dual carriageway between Siena and Grosseto passes Paganico, making both cities easy to reach. Grosseto has a station on the coastal railway between Rome and Pisa. Florence, Pisa and Rome airports are all reachable by car.
Buying in Civitella Paganico
Large estates often include agricultural land, farm buildings and holiday accommodation, so review the farming status, any grants received and the licences for tourist use. Land near the Ombrone can flood. Private roads, wells and pools add to running costs. Ask a geometra who knows the Maremma to reconcile every building on the estate with the cadastral records and the comune’s permits.
