Property for Sale in Colle di Val d’Elsa, Tuscany
Colle di Val d’Elsa is a town in the north-west of the Province of Siena, in the Elsa valley between Siena, San Gimignano and Volterra. It is known as the Italian capital of crystal glass, and its countryside of vineyards, olive groves and woods is some of the most sought-after in central Tuscany.
The Town and the Elsa Valley
Colle is divided between Colle Alta, the medieval upper town on a ridge, with its palaces, cathedral and walls, and Colle Bassa, the modern lower town around the river. A lift links the two levels. The sculptor and architect Arnolfo di Cambio was born here, and a museum is dedicated to the town’s crystal-making tradition. Along the river, a walking trail follows the Elsa past pools and small waterfalls.
Poggibonsi is the next town north, Monteriggioni lies towards Siena, and San Gimignano and Casole d’Elsa are a short drive west and south-west.

Farmhouses dominate the listings, including a country house with a pool and a small hamlet with land, alongside an apartment. Prices are high, with most properties between about €900,000 and €1.6 million.
Everyday Life and Getting There
The lower town has supermarkets, schools, shops and a weekly market, and Poggibonsi and Siena provide hospitals and further services. Florence, Siena and Chianti are all close.
The Florence to Siena dual carriageway has an exit for Colle di Val d’Elsa. There is no station in the town; Poggibonsi, on the Empoli to Siena line, is the nearest. Florence and Pisa airports are the most practical.
Buying in Colle di Val d’Elsa
In Colle Alta, traffic is limited and the historic buildings are covered by heritage rules. For a hamlet or a farmhouse with several buildings, check that each unit is registered and that conversions were approved. Make sure a geometra goes through the land registry and the planning archive before you commit to anything in writing.
