Property for Sale in Crespina Lorenzana, Tuscany

Crespina Lorenzana lies in the Colline Pisane, the low hills south-east of Pisa, in the Province of Pisa. The comune was created by joining the two villages of Crespina and Lorenzana, and its countryside of vineyards, olive groves, cypress-lined drives and old villas is a quieter alternative to the better-known parts of Tuscany.

The Villages and the Pisan Hills

Both villages are small, with parish churches, local shops and houses spread along the ridges, while the surrounding land is dotted with historic villas and farm estates that once belonged to Pisan and Livornese families. The hills are gentle and well suited to walking and cycling.

Fauglia is the next village to the south-west, Casciana Terme Lari with its thermal baths lies to the east, and Pisa is a short drive north.

Only a few properties are listed, and they are at the top of the market: large villas and a substantial historic property with its own church, with many bedrooms and grounds. Prices start at well over €1.5 million.

Everyday Life and Getting There

The villages cover basic needs, while Pisa, Pontedera and Livorno provide hospitals, larger shops and schools. The coast is within easy reach for summer, and Pisa offers university life, theatres and markets.

The dual carriageway between Florence, Pisa and Livorno runs close by, and the A12 motorway is near Pisa. Pisa airport is very close, with Florence as a second option. Pisa Centrale station has fast trains to Florence and Rome.

Buying in Crespina Lorenzana

Historic villas may be listed buildings, which means approval from the heritage authority for many works and, in some cases, a right of first refusal for the state. A chapel or church on the land can carry its own legal status.

Large estates also need checks on farmland, wells and boundaries. Ask an independent geometra to verify each building against the cadastral survey and the planning archive, and budget for the upkeep that grand old houses require.
