Property for Sale in Empoli, Tuscany

Empoli is a market town on the Arno west of Florence, in the Province of Florence. It is the main centre of the lower Valdarno, a practical town with good transport, surrounded by hills of vineyards, olive groves and old farms.

The Town and Its Surroundings

The historic centre is built around Piazza Farinata degli Uberti and the Collegiata di Sant’Andrea, with its green and white marble façade in the Florentine Romanesque style. Beyond the centre, the town has grown into a busy commercial and residential area.

The countryside rises into gentle hills to the south and west, with the wine country around Montespertoli and Castelfiorentino, while Cerreto Guidi, with its Medici villa, lies to the north-west. Florence is a short train ride east.

Property for Sale in Empoli

The few properties listed are in the countryside rather than the town: a large country estate, a villa and a farm, all sizeable with land and many rooms. Prices are in the upper range, from over €1 million to several million for the estate.

Everyday Life and Getting There

Empoli is well served, with a hospital, schools, supermarkets, a large weekly market and plenty of shops and restaurants. It makes a convenient base for anyone who needs to reach Florence, Pisa or Siena regularly.

Empoli station is on the line between Florence and Pisa, with frequent trains in both directions and a branch line to Siena. The dual carriageway between Florence, Pisa and Livorno passes the town. Florence and Pisa airports are both close.

Buying in Empoli

Parts of the Arno plain are prone to flooding, so check the flood-risk classification of any property on low ground. Country estates and farms need checks on farmland, water supply, outbuildings and any agricultural or tourist activity being run.

Big rural properties often have a long history of alterations. A trusted geometra should review the cadastral position and the building permits for each structure so that there are no surprises at the notary.
