Property for Sale in Filattiera, Tuscany
Filattiera lies in the upper Magra valley in Lunigiana, between Pontremoli and Villafranca, in the Province of Massa-Carrara. It is a rural comune of small villages, castles and chestnut woods, where homes remain among the most affordable in Tuscany.
The Village and Its Surroundings
The old village of Filattiera stands on a spur above the valley with its castle and parish church. Close by is the Romanesque Pieve di Sorano, one of the oldest churches in Lunigiana and a place where some of the area’s prehistoric stele statues were found. The comune’s other hamlets are spread across the hillsides and along the valley floor.
Pontremoli, home of the stele statue museum, is just to the north, while Villafranca in Lunigiana and Bagnone are a short drive south. Mulazzo lies across the river.

Buying in Filattiera
Lunigiana is seismic, so ask about the structure of older stone houses and any reinforcement work. Houses that have been empty for long periods may need new roofs, heating and wiring.
Country properties may rely on wells or septic tanks. Get a geometra to look at the plans, cadastral entries and permits of the house and confirm that ownership is clear, especially where inheritances are involved.
