Property for Sale in Gaiole in Chianti, Tuscany

Gaiole in Chianti lies in the eastern part of the Chianti Classico area, in the Province of Siena. Its comune is a mix of woodland, vineyards, olive groves and old castles spread across the hills.

The Village and the Chianti Hills

Gaiole itself is a small market village in a valley, built along a stream, with a square, shops and restaurants. The surrounding hills hold some of the best-known estates in Chianti: the Castello di Brolio of the Ricasoli family, where the formula for Chianti wine was codified, the Badia a Coltibuono abbey, and fortified villages such as Vertine and Barbischio. Each autumn the vintage bicycle ride L’Eroica starts and finishes in Gaiole.

Radda in Chianti lies to the north-west, Castellina in Chianti beyond it, and Castelnuovo Berardenga to the south. Siena is a short drive away.

Most of the properties listed are farmhouses and country houses in the Chianti countryside, together with large estates (tenute) and a townhouse in the village. Prices are high: most are between about €1.3 million and €2 million, and the largest estates sell for many millions.

Everyday Life and Getting There

Gaiole has shops, cafés, a pharmacy and a weekly market, while Siena provides hospitals, schools and larger stores. Life here revolves around wine, food and the countryside.

Siena has rail links to Florence and Empoli, and the A1 motorway is reached at the Valdarno exit to the north-east. Florence airport is the nearest, with Pisa and Perugia as alternatives.

Buying in Gaiole in Chianti

Wine estates may include vineyards registered for Chianti Classico, along with production rights and contracts, so get specialist advice on the farming side. Remote properties may have long unpaved roads and private water supplies.

Planning rules in Chianti protect the rural landscape, so pools, extensions and outbuildings are tightly controlled. A geometra with experience of Chianti estates should verify every building and parcel against the cadastral and planning records.
