Property for Sale in Genoa, Liguria

Genoa is the capital of Liguria and of the Province of Genoa, a port city built on a narrow strip between the mountains and the sea. Its homes for sale on this page are mainly large apartments with sea views, together with a couple of villas, at the upper end of the city’s market.

The Historic Centre and the Port

Genoa’s old town is one of the largest in Europe, a dense maze of narrow alleys, the caruggi, running down to the Porto Antico. Above it, the Strade Nuove and the Palazzi dei Rolli, the grand palaces along Via Garibaldi and Via Balbi, are a UNESCO World Heritage Site. The redeveloped old port has the aquarium, museums and waterfront walks.

Because the city climbs steeply up the hillsides, funiculars and public lifts connect the lower streets with residential districts such as Castelletto, with its viewing terrace over the rooftops.

The Neighbourhoods and the Riviera

To the east of the centre, the districts of Albaro, Quarto and Quinto have elegant apartment buildings and villas, and the old fishing village of Boccadasse sits on a small cove. Further along, Nervi has a long seafront promenade and public parks, and it is popular with buyers who want the sea on their doorstep.

East of the city, the Riviera di Levante begins with Recco, known for its focaccia with cheese, and continues to Rapallo, Santa Margherita Ligure and Portofino, and on to Chiavari.

Apartments make up almost all of the listings, typically with two bedrooms, terraces and views over the sea or the city, alongside a couple of villas. These are mostly high-end homes: nearly all are priced above €1 million, and the most expensive reach around €3.5 million.

Everyday Life and Getting There

Genoa has hospitals, universities, international schools and the shops and markets of a major city, and Ligurian food, from pesto to focaccia, is part of daily life. The sea is never far away, and the hills behind the city offer walking along old forts and paths.

Cristoforo Colombo airport lies on the coast west of the centre. Principe and Brignole stations have trains to Milan, Turin, Rome and along both Rivieras, and the city is a hub for motorways and ferries to Sardinia, Corsica and Sicily.

Buying in Genoa

Parking is scarce in most districts, so a garage or parking space can add significantly to the value of an apartment. In older buildings, check whether there is a lift, what condition the roof and façade are in, and how much the condominium charges are.

Sea-facing flats need regular maintenance because of salt and wind. Ask a surveyor to confirm the flat’s planning conformity and cadastral plan, and review the condominium minutes for any approved works you would be expected to pay for.
