Property for Sale in Guardialfiera, Molise

Guardialfiera is a hill village in the Biferno valley, in the Province of Campobasso. It stands on a ridge overlooking the artificial Lake Guardialfiera, also known as Lago del Liscione, with farmland and olive groves sloping down to the water.

The Village and Its Surroundings

The old village has narrow lanes of stone houses, a main church and views over the lake and the surrounding hills. It is the birthplace of the novelist Francesco Jovine. Like many villages in Molise, it has lost population over the decades, which explains the number of houses for sale at low prices.

Civitacampomarano, with its castle and street art, is a short drive away, and the Adriatic coast at Termoli is reachable for beach days.

Property for Sale in Guardialfiera

Most of the listings are small village houses, usually with one or two bedrooms, along with an apartment and a couple of plots of land. Prices are among the lowest in Italy: many houses are offered below €50,000, and some for less than €20,000.

Everyday Life and Getting There

The village has basic shops and services, while Larino, Termoli and Campobasso provide supermarkets, hospitals and schools. Life is quiet and traditional, with local festivals and seasonal produce.

For rail and motorway connections, head to Termoli on the coast, which has trains along the Adriatic and an A14 junction. Pescara, Naples and Bari airports all involve a fairly long drive, and village life here depends on having a car.

Buying in Guardialfiera

Very cheap houses usually need work: check roofs, walls, damp and the condition of wiring and plumbing, and get renovation quotes before committing. Molise is a seismic region, so structural repairs should be certified.

Houses in depopulated villages often have several heirs or outdated registrations. Have a geometra establish who owns the property and that it is correctly recorded in the cadastre, and for land, ask the comune what it may be used for.
