Property for Sale in Guardistallo, Tuscany
Guardistallo is a small hill village in the lower Val di Cecina, in the south-west of the Province of Pisa. A few kilometres inland from the Etruscan Coast, it looks across olive groves and vineyards to the sea and, on clear days, to the islands of the Tuscan archipelago.
The Village and Its Surroundings
The village is compact, with a small centre of stone houses gathered on its hilltop and a quiet, residential feel. The surrounding countryside is a mix of olive groves, vineyards, Mediterranean woodland and farmland, close to the wine areas of Montescudaio and Bolgheri.
Neighbouring Casale Marittimo is a similar hill village a short distance away, while Riparbella and Montecatini Val di Cecina lie further inland.
Property for Sale in Guardistallo
The listings are country properties: a villa with olive trees, pool and sea view, a farmhouse near the coast and a farmhouse run as a bed and breakfast. Prices are in the upper-middle range, between about €750,000 and €1 million.
Everyday Life and Getting There
The village has a few basic services, while Cecina, on the coast, provides supermarkets, a hospital, schools and markets. Beaches are close by, so the area works well for summer living, with the hills cooler and quieter.
The SS1 Aurelia runs along the coast nearby, and Cecina has a station on the Tyrrhenian line between Pisa and Rome. Pisa airport is the nearest, with Florence as an alternative.
Buying in Guardistallo
A bed and breakfast or holiday rental business requires the right licences and permits, so check that they can be transferred. Country properties may depend on wells or septic tanks.
Pools and outbuildings in the countryside need specific permits under Tuscan landscape rules. A local geometra can examine the house and land against the cadastral maps and the comune’s records, and flag any irregularities before you proceed.
