Property for Sale in Impruneta, Tuscany

Impruneta lies in the hills just south of Florence, in the Province of Florence, on the northern edge of the Chianti area. Its countryside of olive groves, vineyards and cypress-lined roads is among the most sought-after around the city.

The Town and the Hills

The town is centred on a large square in front of the Basilica of Santa Maria all’Impruneta. Impruneta is famous for its terracotta: the local clay has been used for centuries to make tiles, pots and building materials, and several workshops still operate. The town also hosts the Festa dell’Uva, a grape harvest festival held each autumn.

The surrounding hills include hamlets such as Tavarnuzze and Pozzolatico. Florence is just to the north, Greve in Chianti to the south, and San Casciano in Val di Pesa to the west.

All the listings here are villas, many in the hills around the town, with gardens, olive groves and views. This is a high-value market: prices start around €1.5 million and reach well beyond €10 million for the most important estates.

Everyday Life and Getting There

Impruneta has shops, restaurants, a pharmacy and schools, and Florence’s hospitals, international schools and cultural life are close. The hills offer a calmer pace while keeping the city in easy reach.

The Florence to Siena dual carriageway passes nearby at Tavarnuzze, and the A1 motorway is close at Firenze Impruneta. Florence’s main station and airport are near, with Pisa airport as an alternative.

Buying in Impruneta

Large villas in the Florentine hills are often historic, with heritage protection on buildings and gardens. Check the condition of roofs, frescoes and stonework, and get estimates for maintenance.

The countryside around Florence is protected, so pools and outbuildings need specific permits. Retain a geometra to go through the planning history of the villa and the cadastral records, and confirm that everything built is authorised.
