Property for Sale in La Maddalena, Sardinia
La Maddalena is the main town of the Maddalena archipelago, a group of granite islands off the north-east coast of Sardinia, in the Province of Olbia Tempio. The whole archipelago is a national park, known for its clear water, pink and white beaches and wind-sculpted rocks.
The Island and the Archipelago
The town sits on the island of La Maddalena, with a harbour, a lively old centre and streets of pastel houses. A causeway links La Maddalena to the island of Caprera, where Giuseppe Garibaldi lived and where his home is now a museum. Other islands, such as Spargi, Budelli and Santa Maria, are reached by boat.
Across the strait, the port of Palau connects the islands with the mainland, and the Costa Smeralda, including Porto Cervo, lies a short drive to the south-east.
Property for Sale in La Maddalena
The few listings include a small villa with sea views, a detached house and a villa. Prices vary widely, from around €250,000 to over €2.5 million.
Everyday Life and Getting There
La Maddalena has year-round shops, schools, a hospital and restaurants, and is busy with visitors in summer. Island life follows the ferry timetable, and many boats operate between the islands in season.
Ferries run frequently between La Maddalena and Palau. Olbia Costa Smeralda airport is the closest, with flights to the UK and Europe, especially in summer.
Buying in La Maddalena
Building in the national park is tightly restricted, so extensions and new structures are rarely possible. Check for damp and salt corrosion in homes close to the sea.
On an island, transport costs for materials and work make renovation more expensive. Before agreeing a price, ask a geometra to verify that the house is properly documented in the cadastre and holds all the required permits.
