Property for Sale in Lucignano, Tuscany

Lucignano is a walled hill town in the Valdichiana, in the south-west of the Province of Arezzo. Its old centre is built in a distinctive oval plan of concentric streets, and it looks out over farmland, vineyards and olive groves towards the hills of southern Tuscany.

The Town and the Valdichiana

The rings of streets lead up to the Collegiata di San Michele and the town hall, which houses the museum and its most famous treasure, the gilded reliquary known as the Tree of Lucignano. Outside the walls, the countryside is dotted with farmhouses and estates.

Neighbouring Marciano della Chiana and Foiano della Chiana are just to the east, and Cortona rises above the valley further on. Across the provincial border, Montepulciano is within easy reach.

The listings are farmhouses and villas, mostly restored country homes with land and several bedrooms. Prices are high: the smaller properties start well above half a million euros, and the largest estate is offered for over €3 million.

Everyday Life and Getting There

Lucignano has shops, cafés, restaurants and a pharmacy, while Foiano and Sinalunga offer supermarkets and larger services. The A1 motorway is reached at the Monte San Savino exit, close to the town. The nearest mainline stations are in the Valdichiana, and the airports of Florence and Perugia are the most convenient, with Pisa and Rome as alternatives.

Buying in Lucignano

Within the walled centre, vehicle access is restricted and external changes need heritage approval. For country houses, look at the water source, drainage and the access road, and ask how land around the house is used and by whom.

Have a geometra examine the land registry and building records for the farmhouse, its pool and any converted barns, checking that the documents match what is on the ground.
