Property for Sale in Marciano della Chiana, Tuscany

Marciano della Chiana is a small walled village in the Valdichiana, in the Province of Arezzo. It sits on a low hill above the wide, fertile valley, surrounded by fields, vineyards and olive groves, between Arezzo and the border with the Province of Siena.

The Village and Its Surroundings

The old village keeps parts of its walls and a tall tower beside the gate, with a small centre of brick and stone houses inside. The countryside around it was the scene of the Battle of Scannagallo in 1554, remembered by a monument in the fields, and is now farmed for cereals, wine and Chianina beef.

Lucignano and Foiano della Chiana are close neighbours, Civitella in Val di Chiana is to the north, and Arezzo is the nearest city.

Farmhouses make up most of the listings, alongside a villa and a plot of land. Prices are in the upper middle range for the valley, generally between about €700,000 and €850,000 for houses with several bedrooms and grounds.

Everyday Life and Getting There

The village has a few shops and bars, with supermarkets and more services in Foiano della Chiana, Monte San Savino and Arezzo. The A1 motorway is reached at the Monte San Savino exit, and Arezzo has a station on the line between Florence and Rome. Florence and Perugia are the most convenient airports.

Buying in Marciano della Chiana

For the plot of land, ask the comune what it is zoned for and whether anything can be built, since agricultural land in Tuscany usually cannot be used for a new house. With farmhouses, check the water supply, drainage and the state of barns and annexes.

A geometra working in the Valdichiana can confirm that every building is properly recorded at the land registry and has the right permits.
