Property for Sale in Marina di Pietrasanta, Tuscany

Marina di Pietrasanta is the seaside part of the comune of Pietrasanta, on the Versilia coast in the Province of Lucca. It stretches along a wide sandy beach between Forte dei Marmi and Lido di Camaiore, with the marble peaks of the Apuan Alps rising behind.

The Coast and Its Surroundings

The marina is made up of several seaside districts, including Fiumetto, Tonfano, Motrone and Focette, linked by a long seafront road lined with beach clubs and their rows of umbrellas. Between the beach and the inland roads, the pine woods of the Versiliana park host a well-known summer festival of theatre, music and talks.

Pietrasanta’s old town, with its cathedral square and marble and bronze workshops, is a short drive inland. Forte dei Marmi lies just north along the coast, and Camaiore and Viareggio to the south.

Property for Sale in Marina di Pietrasanta

The listings are villas and an apartment, typically with four or five bedrooms and gardens within reach of the beach. Prices are high, as on most of the Versilia coast, starting around €1 million and rising towards €2 million.

Everyday Life and Getting There

The marina is busy from early summer to September, with many restaurants and beach clubs; in winter it is much quieter, though shops and supermarkets remain open in the area. Pietrasanta has a station on the coastal railway between Genoa and Pisa, and the A12 motorway is reached at the Versilia exit. Pisa airport is the nearest, with Florence also within reach.

Buying in Marina di Pietrasanta

Coastal homes should be checked for damp, salt corrosion and garden drainage, and you should ask about rules on rental if you plan to let the property in summer. Pools and extensions near the sea are tightly regulated.

Have a geometra verify that the villa and any garden buildings appear correctly in the cadastral registers and that past alterations were authorised by the comune.
