Property for Sale in Massarosa, Tuscany
Massarosa is a comune in Versilia, in the Province of Lucca, stretching from the shores of Lake Massaciuccoli up into the wooded hills between the coast and the city of Lucca. It combines a modern town on the plain with a string of small hillside villages.
The Town, the Lake and the Hills
Lake Massaciuccoli, protected as part of a regional park, lies along the edge of the comune, with reed beds, birdlife and boat trips. Above the plain, villages such as Corsanico, Bozzano, Quiesa and Pieve a Elici sit among olive groves and chestnut woods, many with views over the lake to the sea.
Viareggio and its beaches are just to the west, Torre del Lago and Puccini’s villa are on the far side of the lake, and Lucca is reached over the hills. Camaiore lies to the north.

Villas dominate the listings, most with five or six bedrooms, together with a rustic country house. These are expensive homes, generally between about €850,000 and €1.4 million, with one exceptional property much higher.
Everyday Life and Getting There
Massarosa has supermarkets, schools and everyday services, and Viareggio and Lucca are close for more. Massarosa has a station on the line between Viareggio and Lucca, and the A11 and A12 motorways are both nearby. Pisa airport is the most convenient, with Florence as an alternative.
Buying in Massarosa
Land near the lake and on the reclaimed plain can be damp and prone to flooding, so check the drainage and flood maps carefully. In the hills, look at access roads, retaining walls and the water supply.
Ask a surveyor to examine the cadastral plans and the comune’s planning records for the villa and any annexes, confirming that the property as built matches the paperwork.
