Property for Sale in Merano, Trentino-Alto Adige

Merano is a spa town in South Tyrol, in the Province of Bolzano, where the Passer river meets the Adige valley below the mountains. With palm trees, vineyards and orchards beneath snow-capped peaks, it has a mild climate that has drawn visitors since the days of the Austro-Hungarian empire.

The Town and Its Surroundings

The old town has arcaded streets, the Gothic parish church of St Nicholas and elegant spa-era buildings such as the Kursaal. Promenades follow the river, and the Tappeiner path runs along the hillside above the town. The gardens of Trauttmansdorff Castle are one of the best-known sights, and the modern thermal baths sit in the centre.

Around the town, apple orchards and vineyards cover the valley floor, and villages such as Lana, Schenna and Dorf Tirol lie on the slopes, with walking and skiing in the mountains above. Like the rest of South Tyrol, Merano is bilingual, with German widely spoken alongside Italian.

Property for Sale in Merano

The listings are apartments with views and a villa, all in the high price bracket, with each around €1.75 million. Merano is among the more expensive places to buy in the region.

Everyday Life and Getting There

The town has a hospital, schools, shops and a lively cultural life, with markets and a Christmas market in winter. Trains run to Bolzano and up the Vinschgau valley, and Bolzano connects with the Brenner motorway. Verona and Innsbruck airports are the most practical, with Bolzano’s small airport closer.

Buying in Merano

South Tyrol has its own housing rules: some homes are restricted to local residents or subject to conditions on use, so confirm that the property can be bought and used as you intend. Ask about heating systems and energy costs, which matter in an Alpine winter.

A local surveyor, known here as a geometra, should check the land register entries, which in South Tyrol follow the old Austrian Grundbuch system, and the building permits for the property.
