Property for Sale in Montecarlo, Tuscany

Montecarlo is a small walled hill town in the east of the Province of Lucca, looking out over the plain between Lucca and the Valdinievole. It is surrounded by vineyards and olive groves and gives its name to the Montecarlo wine denomination, best known for its whites.

The Town and Its Surroundings

The old town is entered through a gate in its walls and is dominated by the Rocca del Cerruglio, the fortress that guarded this stretch of the road between Lucca and Florence. Inside the walls there is a main street with a few shops and restaurants, a collegiate church and the small Teatro dei Rassicurati.

Around the town, the hillsides are covered with vines, olives and scattered villas. Below lie Altopascio, an old stop on the Via Francigena, and Porcari, while Capannori and the city of Lucca are further west.

Property for Sale in Montecarlo

The listings are country homes: villas and a farmhouse set among the vineyards, mostly with two to four bedrooms. This is a higher-priced market, with homes starting at around €350,000 and the more substantial villas with land priced well above €1 million.

Everyday Life and Getting There

Montecarlo is pleasant to live in year round, with everyday shopping in Altopascio and the full range of services in Lucca. Wine estates in the surrounding hills open for tastings, and the Versilia beaches and the spa town of Montecatini Terme are both within reach.

The A11 motorway between Florence and the coast runs close by, and Altopascio has a station on the line between Lucca and Florence. Pisa airport is the nearest, with Florence airport an alternative.

Buying in Montecarlo

Many country properties come with vineyards or olive groves, so ask whether the land is farmed, leased or covered by any agricultural contracts, and how much upkeep it needs. Pools, annexes and outbuildings should all have the correct permits.

Engaging a geometra to go through the cadastral plans and the comune’s records before the preliminary contract will show whether every building on the land is properly authorised.
