Property for Sale in Montecastrilli, Umbria

Montecastrilli is a hill town in the green countryside between Todi, Amelia and Terni, in the western part of the Province of Terni. It is a quiet, largely agricultural area, and one of the more affordable places in central Italy to buy a village house within reach of Rome.

The Town and Its Surroundings

The old centre is a small walled village on a hilltop, with stone houses, narrow streets and a main square at its heart. Like many Umbrian hill towns, it grew around a castle, and parts of the old defences can still be seen in the layout of the streets and gateways.

The surrounding landscape is a gentle patchwork of olive groves, vineyards, arable fields and oak woods, crossed by country lanes and dotted with farms. To the east, the Martani mountains form the horizon.

The Villages and Nearby Towns

The comune includes a number of small villages, each with its own historic core, such as Castel dell’Aquila, Casteltodino, Farnetta and Quadrelli. Homes for sale are found in these villages as well as in Montecastrilli itself, and prices are generally similar across the area.

Avigliano Umbro, home to the Dunarobba fossil forest, is the immediate neighbour to the west. The walled town of Amelia lies to the south-west, Acquasparta is to the north-east, and the provincial capital, Terni, is to the south-east.

Property for Sale in Montecastrilli

Village houses make up almost all of the listings, usually stone homes with one or two bedrooms, sometimes with a small garden, cellar or terrace, and there is the occasional detached villa. Prices are low: a good share of houses are offered below €50,000, most cost under €170,000, and only the odd larger property goes above that. Some homes are ready to move into, while the cheapest generally need renovation.

Everyday Life and Getting There

Montecastrilli has local shops, bars, a pharmacy and a post office, with supermarkets and hospital services in Terni, Todi and Amelia. Life here is quiet and rural, with village festivals through the summer and local olive oil, truffles and pork products on the table.

The E45 road between Orte and Perugia passes close by, and the A1 motorway is joined at Orte, which also has a station with frequent trains to Rome and Florence. Terni station has regional services. Rome Fiumicino is the main airport for the area, with Perugia as an alternative.

Buying in Montecastrilli

Inexpensive village houses often need a new roof, damp-proofing, wiring and heating, so get a builder’s quote before agreeing a price. This part of Umbria is seismic, and structural work should be designed by an engineer and properly certified. Older homes can have several heirs on the title, so the notary must confirm that all owners are signing.

A geometra from the Terni area should visit and check the house against its cadastral plan and planning history, especially where cellars, terraces or extensions have been added over the years.
