Property for Sale in Montefino, Abruzzo

Montefino is a hill village in the south of the Province of Teramo, set on a ridge above the Fino valley between the Adriatic coast and the Gran Sasso. It is one of a group of Teramo hill villages where foreign buyers have restored old houses, and prices remain modest.

The Village and Its Surroundings

The old centre is small, with brick and stone houses, a church and a few lanes opening onto views of the mountains to the west and the hills rolling down to the sea. The countryside around it is a patchwork of olive groves, vineyards, wheat fields and scattered farmhouses.

Neighbouring villages include Bisenti and Castiglione Messer Raimondo along the valley, and Castilenti towards the coast. The historic town of Atri, with its cathedral and the badlands known as calanchi, is a little further east.

Property for Sale in Montefino

Most homes for sale are houses in the countryside or on the edge of the village, many with their own names and often already restored, along with a couple of villas and a town house. Prices vary from below €50,000 for a house to update to around €300,000 for a larger detached home with land.

Everyday Life and Getting There

The village has basic shops and bars, and larger supermarkets, schools and a hospital are found in Atri and down on the coast. The beaches of Pineto and Silvi Marina are within easy reach, and the Gran Sasso offers mountain walks.

Pescara airport is the closest, and Rome airports are a longer drive across the Apennines. The A14 motorway and the Adriatic railway line run along the coast. Expect to need a car for daily life.

Buying in Montefino

Earthquakes are a real risk in Abruzzo, so look at how an older house was built and renovated and whether the works were certified. Country houses may rely on a septic tank and a private access lane, so check both.

Before signing, a local geometra should confirm that the house, any extensions and the surrounding land agree with the land registry and the planning file kept by the comune.
