Property for Sale in Monterchi, Tuscany

Monterchi is a small hill village in the upper Tiber valley, in the east of the Province of Arezzo and close to the border with Umbria. It is best known as the home of Piero della Francesca’s fresco of the Madonna del Parto, and the countryside around it is a quiet mix of farmland, woods and old stone farmhouses.

The Village and Its Surroundings

The village is small, with a few lanes of stone houses climbing a low hill above the valley floor. Piero’s fresco is displayed in its own museum in the village and draws visitors from all over the world.

The surrounding valley, known as the Valtiberina, is shared with Anghiari and Sansepolcro, Piero’s birthplace, while Città di Castello lies just across the border in Umbria. The city of Arezzo is reached over the hills to the west.

Property for Sale in Monterchi

The homes listed here are large country properties: farmhouses, a villa and a village house, typically with five or more bedrooms. Prices are high: one farmhouse with a cottage, a pool and a large estate of land is priced above €1 million, so this is a market for buyers looking for space and privacy.

Everyday Life and Getting There

Monterchi has a few shops and bars, with supermarkets, schools and hospital services in Sansepolcro, Città di Castello and Arezzo. The Valtiberina is good country for walking and cycling, and Anghiari’s markets and festivals are close by.

The E45 dual carriageway runs along the Tiber valley towards Perugia and Cesena, and Arezzo has a station on the line between Florence and Rome. Perugia is the nearest airport, with Florence a little further.

Buying in Monterchi

The upper Tiber valley is an earthquake zone, so have a structural engineer look at older farmhouses and any recent restoration. With large estates, find out how the land is used, whether woods or fields are leased and what the running costs are.

For any building outside the village, from cottages to barns and pool houses, a geometra should confirm that its size and use match what is recorded in the land registry and authorised by the comune.
