Property for Sale in Monteroni d’Arbia, Tuscany

Monteroni d’Arbia lies in the Arbia valley just south of Siena, in the Province of Siena, on the edge of the Crete Senesi. The landscape of bare clay hills, wheat fields and cypress-lined farm tracks is one of the most photographed in Tuscany, and the property here is mainly large rural homes.

The Town and Its Surroundings

The main town is a practical place on the old Via Cassia, with everyday shops and services. Among its landmarks is a fortified mill on the river, and the Via Francigena pilgrim route passes through the comune on its way south from Siena.

Smaller villages such as Lucignano d’Arbia and Ponte d’Arbia sit in the surrounding hills, along with the Grancia di Cuna, a fortified farm complex once run by Siena’s hospital of Santa Maria della Scala. Siena is a short drive north, Asciano lies across the Crete to the east, and Murlo is in the wooded hills to the west.

Property for Sale in Monteroni d’Arbia

Most of the listings are large farmhouses and country estates, several with more than ten bedrooms, suited to multi-generational use or holiday rental, together with a smaller villa. Prices are high, generally above €1.5 million and up to around €2.5 million.

Everyday Life and Getting There

The town has supermarkets, schools and a pharmacy, while hospital care, shopping and culture are in Siena. Montalcino and the Val d’Orcia are within easy reach to the south.

The Via Cassia runs through the comune, and Monteroni has a station on the line from Siena towards Grosseto. Florence and Pisa are the main airports, with Rome a longer drive.

Buying in Monteroni d’Arbia

Clay soils in the Crete can move and crack walls, so commission a structural survey and ask about drainage around the buildings. With large estates, check whether rooms are licensed for tourist rental and whether the business can be transferred.

It is wise to have a geometra go through the cadastral maps and building permits for every part of the property, including annexes and pools, before the deposit is paid.
