Property for Sale in Monteverdi Marittimo, Tuscany

Monteverdi Marittimo is a small hill village at the southern tip of the Province of Pisa, where it meets the provinces of Livorno and Grosseto. It sits among the wooded hills of the Colline Metallifere, inland from the Etruscan Coast, and the countryside around it is one of the quieter places in Tuscany to buy a farmhouse with land.

The Village and Its Surroundings

The old village is a cluster of stone houses on a hillside, with narrow streets and views over woods and valleys towards the sea. Below it are the remains of the Benedictine abbey of San Pietro in Palazzuolo, founded in the early Middle Ages, which once controlled much of the surrounding land.

The comune is large and thinly populated, covered mostly in oak and chestnut woods, with clearings of pasture and olive groves. The hamlet of Canneto, a small walled village on a hilltop, also belongs to Monteverdi.

The Coast and Nearby Towns

The coast of the Costa degli Etruschi is within reach, with beaches at San Vincenzo and Marina di Castagneto, and the wine villages of Bolgheri and Suvereto lie in the hills just above it.

To the north, Pomarance and Castelnuovo di Val di Cecina are in the geothermal area around Larderello, and the historic city of Volterra is further on. The medieval town of Massa Marittima lies across the provincial border to the south-east.

Property for Sale in Monteverdi Marittimo

Farmhouses are the main type of property, many of them large stone buildings with numerous bedrooms, suitable for big families or holiday letting, alongside villas, small village houses and a country estate. Prices are mid-range to high: smaller homes can be found for a few hundred thousand euros, most farmhouses fall between about €400,000 and €800,000, and the largest estate is priced in the millions.

Everyday Life and Getting There

The village has a few shops, a bar and a restaurant, and day-to-day shopping is often done on the coast or in Pomarance. Life is quiet and close to nature, with hunting, mushroom picking and walking in the woods, and a car is essential.

The Aurelia road runs along the coast, and the nearest railway stations are at Campiglia Marittima and San Vincenzo on the line between Pisa and Rome. Pisa airport is the most convenient, with Florence an alternative.

Buying in Monteverdi Marittimo

Remote farmhouses here can be at the end of long unpaved roads, so consider how they are reached in winter and in wet weather, and who pays to maintain them. Many properties use wells or springs and septic systems, and wooded land needs to be kept clear because of the risk of fire.

Large properties may include agricultural land and buildings that were converted at different times. A geometra working in the Val di Cecina or the Val di Cornia should investigate the cadastral position and the full permit history, and identify anything that still needs regularising.
