Property for Sale in Montignoso, Tuscany

Montignoso is a small comune on the northern Tuscan coast in the Province of Massa-Carrara, between Massa and the resort towns of Versilia. It stretches from the beach at Cinquale up into the foothills of the Apuan Alps, and its property is mainly villas.

The Town, the Coast and the Hills

The upper part of Montignoso lies on the hillside among olive groves, overlooked by the ruins of the Castello Aghinolfi, a castle with a tower and views along the coast. Lower down, the comune reaches the sea at Cinquale, a seaside resort with sandy beaches and a small harbour at the mouth of the river.

Between the coast and the hills is the Lago di Porta, a protected wetland area. The city of Massa lies just to the north, with Carrara and its marble quarries beyond, while Forte dei Marmi is just south across the provincial border.

The listings are almost all villas, with a townhouse, and most have around three bedrooms. Prices are in line with Versilia: roughly €1 million to €1.5 million.

Everyday Life and Getting There

Montignoso has local shops, while supermarkets, hospitals and schools are in Massa. Summer revolves around the beach clubs of Cinquale and Forte dei Marmi, and the Apuan Alps offer walking and climbing behind the coast.

The A12 coastal motorway has exits at Massa and Versilia, and Massa Centro station is on the main line between Genoa and Pisa. Pisa airport is the nearest, with Florence and Genoa as alternatives.

Buying in Montignoso

Homes near the sea or the wetland may be exposed to damp and to flood risk, so ask about drainage and the area’s flood maps, and note that coastal and protected areas have stricter rules on extensions and pools.

Before an offer becomes binding, a geometra should verify that the villa, garden structures and any pool agree with what is registered and authorised at the comune.
