Property for Sale in Narni, Umbria

Narni is a historic hill town in the south of Umbria, in the Province of Terni, standing high above the gorge of the Nera river. It combines a well-preserved medieval centre with a practical lower town, and property prices that are often modest.

The Town and Its Surroundings

The old town has narrow streets, the cathedral of San Giovenale, a Rocca built by Cardinal Albornoz and the Narni Sotterranea, underground rooms and passages that can be visited. Below the town are the remains of the Roman Ponte di Augusto, which once carried the Via Flaminia over the Nera.

The comune is large and includes many hamlets in the hills, from small fortified villages to scattered farms. The hill town of Amelia, with its ancient walls, lies to the west, and the city of Terni is a short drive east.

The listings include small houses and a portion of a country house, often with two bedrooms and priced below €100,000, alongside a large villa with several bedrooms at a much higher price.

Everyday Life and Getting There

Narni Scalo, the lower town, has supermarkets, schools and everyday services, and Terni has a hospital and more shops. The Nera valley, the Marmore waterfalls and the Sabine hills are within reach for walking and day trips.

Narni Scalo has a station on the railway towards Rome, and the A1 motorway is reached at Orte. Rome Fiumicino and Ciampino airports are the most practical, with Perugia also an option.

Buying in Narni

Southern Umbria is seismic, so check the structure of older houses and whether earlier repairs were properly certified. In the historic centre expect limited car access and restrictions on external changes.

When buying part of a country house, clarify exactly which rooms, land and shared areas are included. A geometra should then check the cadastral plans and the comune’s building records to confirm the boundaries and that the property is in order.
