Property for Sale in Orbetello, Tuscany

Orbetello occupies a narrow strip of land in the middle of a lagoon on the southern coast of the Province of Grosseto, linking the mainland with the promontory of Monte Argentario. Surrounded by water on three sides, it is a working town with a fishing tradition, and its comune also takes in beaches, farmland and coastal villages along the southern Maremma.

The Town and the Lagoon

The historic centre is enclosed by walls and bastions built when Orbetello was the capital of the Stato dei Presidi, a small Spanish state on this coast. Its main street leads to the cathedral of Santa Maria Assunta, and the Spanish powder magazine on the waterfront now houses a museum. Lanes of low houses run down to the lagoon on either side.

The lagoon is closed to the sea by two long sandbars, the Tombolo della Giannella and the Tombolo della Feniglia, both lined with beaches and pine woods, and a causeway runs from the town across the water to Monte Argentario. Part of the lagoon is a nature reserve where flamingos and herons can be seen, and the local fishermen’s cooperative is known for smoked fish and bottarga.

The Coast and Nearby Towns

The comune includes Albinia, on the mainland at the mouth of the Albegna, and the fishing village of Talamone, with its fortress and harbour at the edge of the Maremma Natural Park. On the hill above the Feniglia, Ansedonia is a residential area of villas near the ruins of the Roman town of Cosa.

Across the causeway, Monte Argentario has the harbours of Porto Santo Stefano and Porto Ercole. Inland lie the hill villages of Magliano in Toscana and Capalbio, the latter close to the border with Lazio.

Apartments and villas make up most of the listings in roughly equal measure, along with a farmhouse and a house. Apartments are mainly in the town and near the beaches, while villas and country houses lie on the coast and in the countryside. Prices are mid-range to high for the coast: some apartments can be found for under €600,000, and villas and larger houses go from around €1 million to several million.

Everyday Life and Getting There

Orbetello has supermarkets, schools, a hospital, a weekly market and restaurants, and it stays lived-in all year, unlike some of the purely seasonal resorts nearby. In summer, the beaches of the tomboli and Monte Argentario are busy with visitors from Rome and Florence.

Orbetello–Monte Argentario station is on the coastal railway between Rome and Pisa, and the Aurelia road passes just inland. Rome Fiumicino is the nearest major airport, with Pisa and Florence further north.

Buying in Orbetello

Land around the lagoon is low-lying, so ask about flood risk, damp and the condition of foundations, and expect strict environmental and coastal rules near the water and inside protected areas. Villas near the sea need regular maintenance against salt and wind.

In the walled centre, parking is limited and changes to facades are controlled. To be sure the property is in order, have a geometra from the Maremma look at the cadastral registration and the building permits, especially for any extensions, pools or terraces added later.
