Property for Sale in Ospedaletti, Liguria
Ospedaletti is a small resort on the Riviera dei Fiori, set in a sheltered bay between Sanremo and Bordighera in the Province of Imperia. Facing south with hills behind it, it has one of the mildest climates on the Ligurian coast, and its property market consists largely of apartments and villas with sea views at the upper end of the price scale.
The Town and the Bay
The town stretches along a curved seafront lined with palms, with a promenade, beaches and a small harbour. The old centre is compact, with a parish church, narrow streets and small squares a block back from the sea, while Belle Époque villas and hotels recall the town’s popularity with wealthy winter visitors from the late nineteenth century. In the past, its winding hillside roads were used as a motor racing circuit.
When the coastal railway was moved inland, the old track was turned into a cycle and walking path that now runs along the sea from Ospedaletti towards Sanremo and beyond.
The Hills and Neighbouring Towns
Behind the seafront, the land rises in terraces of olive trees, gardens and greenhouses, with villas and residential streets climbing the slopes. These higher positions offer the widest views across the bay, and occasional building plots with views also come onto the market.
Sanremo, with its casino, flower market and busy shopping streets, is immediately to the east. Bordighera lies to the west, and the hill village of Perinaldo sits inland above the coast.
Property for Sale in Ospedaletti
Apartments and villas make up nearly all of the listings, many with terraces, gardens or pools and views of the sea. This is a high-priced market: homes are rarely offered below €1 million, many are priced between about €1.2 million and €2 million, and the larger villas exceed €3 million.
Everyday Life and Getting There
Ospedaletti has food shops, cafés, restaurants and a pharmacy, and Sanremo, a few minutes away, provides supermarkets, a hospital, schools and a wider range of services. Life follows the rhythm of the Riviera, with the seafront busy from spring to autumn and a calm, mild winter.
There is no longer a railway station in the town, so trains are taken from Sanremo or Bordighera on the line between Genoa and Ventimiglia. The A10 motorway is reached through the Sanremo or Bordighera exits. Nice airport is the closest, and Genoa airport is the main alternative.
Buying in Ospedaletti
Villas on the hillside often have narrow access roads, limited parking and terraced gardens held up by stone walls, which need checking and maintenance. Near the shore, salt air affects metalwork, render and windows. If you consider a building plot, ask the comune what can be built and whether the permit is still valid.
The Ligurian coast is under landscape protection, so plan any external changes with care. Ask a surveyor working on the Riviera to set the property alongside its cadastral plans and building permits and report any differences before you commit.
