Property for Sale in Palau, Sardinia
Palau is a small port town on the north-east coast of Sardinia, in the Province of Olbia-Tempio, facing the islands of the Maddalena archipelago. It sits just north of the Costa Smeralda, and the homes listed here are luxury villas.
The Town and the Coast
Palau is the main departure point for the ferries to La Maddalena, and its harbour, marina and main street are busy in summer. Above the town, Capo d’Orso is known for the Roccia dell’Orso, a granite rock shaped by the wind into the form of a bear.
The coast here is a succession of granite headlands, coves and clear water. To the south is the comune of Arzachena, which includes Porto Cervo and the Costa Smeralda, while Santa Teresa Gallura lies to the west, facing Corsica.
Property for Sale in Palau
All the listings are villas, often with sea views, gardens and pools, and typically with four or more bedrooms. Prices are high, generally between €1.3 million and €2 million, with the most exclusive homes priced higher still.
Everyday Life and Getting There
Palau has shops, restaurants and a small supermarket, with larger services in Olbia. Summer brings sailing, boat trips to the archipelago and the restaurants and nightlife of the Costa Smeralda; many businesses close in winter.
Olbia airport is the nearest, with seasonal flights from many European cities, and Olbia’s port has ferries to the mainland. A car is needed to get around.
Buying in Palau
Coastal rules in Sardinia are strict, especially near the shoreline, so extensions and pools must be properly authorised.
A geometra working locally should check the villa against the cadastral records and the building permits, including any amnesty applications.
