Property for Sale in Parrano, Umbria
Parrano is a small medieval village in the hills north of Orvieto, in the Province of Terni. Surrounded by woods and farmland, it offers some of the lowest prices in this part of Umbria, with homes ranging from village houses to farmhouses, plots of land and small hamlet properties.
The Village and Its Surroundings
The village grew up around a castle on a rocky spur, and its old centre is a small knot of stone houses, a church and a few lanes with views over the valleys. The comune is mostly countryside, with oak woods, pasture and olive groves interspersed with farmhouses and tiny hamlets.
Just below the village, a wooded gorge holds the Tane del Diavolo, a group of caves where traces of prehistoric settlement have been found. Footpaths through the gorge make it a pleasant area for walking.
Nearby Villages and Towns
Parrano lies in a cluster of small hill villages on the Umbria and Tuscany border. Fabro, with its motorway exit and station, is a short drive west, and Ficulle is to the south. Montegabbione lies to the north and San Venanzo to the east, among the woods of Monte Peglia.
Property for Sale in Parrano
The range of homes is wide: restored townhouses in the old centre, apartments with open views, a newly built flat, portions of farmhouses with agricultural land, farmhouses divided into several units, independent houses in small hamlets and plots of building land, one of them with an approved project for a new farmhouse. Prices are generally low: some properties are listed below €50,000, most homes sit under €200,000, and only the occasional larger country house goes above that.
Everyday Life and Getting There
Parrano itself has very few shops, so most residents do their shopping in Fabro Scalo or Orvieto, where there are supermarkets, schools and a hospital. Life here is quiet and rural, with olive oil, wine and woodland produce such as truffles and mushrooms.
The A1 motorway is reached at the Fabro exit, and Fabro-Ficulle station, on the regional line between Florence and Rome, is close by. Orvieto has faster trains. Perugia, Rome and Florence airports are all usable, with Perugia the nearest.
Buying in Parrano
A plot sold with an approved project is only as good as its permit, so ask the comune whether the approval is still valid, what conditions apply and when building must start. For land described as agricultural, building is usually allowed only for farming purposes.
Umbria is a seismic area, so older stone houses need a careful look at walls, roofs and any past repairs. A geometra who knows this corner of Umbria should check the cadastral entries and the planning history, especially for farmhouses split into several units.
